Section 8 payment standards by ZIP code in Prince George’s County

Section 8 rent depends on the address, voucher and proposed unit, not just one public rent number. The Housing Authority of Prince George’s County publishes Small Area Fair Market Rent payment standards by ZIP and bedroom size. Here is how to use the current schedule and what the figure does not tell you.

Prince George’s County HAPGC published its current Small Area Fair Market Rent (SAFMR) payment standards effective January 1, 2026. The published maximum limits include rent and utilities. A ZIP/bedroom amount is a planning reference, not a promise that any unit at that rent will pass review. The authority reviews the contract rent for rent reasonableness and the home must pass its required inspection.

The number that matters, and the limit of what it says

Use the property ZIP code and the bedroom size on the voucher to find the relevant amount in HAPGC’s current table. The voucher bedroom size is determined by the authority under its subsidy standards. Bathrooms, finished basements, a home’s listing price and a broker’s opinion do not change the bedroom size assigned to a household.

What utilities and rent review change

The published maximum includes rent and utilities. When a household pays a utility, the housing authority applies its utility allowance schedule in the unit calculation. For an individual home, ask HAPGC how its allowance applies and confirm the rent process before signing a lease or paying a nonrefundable fee.

What the authority checks

HUD Fair Market Rent (FMR), Small Area Fair Market Rent (SAFMR) and a local payment standard are related but not interchangeable. A HUD metro FMR is a regional benchmark; a ZIP-level SAFMR is designed to reflect rent variation across ZIP codes; the PHA’s payment standard is used in the voucher calculation. The relevant unit still receives an individual rent and inspection review.

Use an area-by-area search

HAPGC also lists ZIP codes that may fall outside the authority’s usual local service area. A ZIP table does not establish which public housing agency serves an address or whether portability applies. If your voucher was issued elsewhere, contact your current caseworker before assuming HAPGC’s figures apply.

Get clear on local requirements

Open the Foxx Voucher Home Finder to choose a HAPGC ZIP and bedroom size, then search current Maryland rental listings by voucher, bedrooms, baths, ZIP and rent range. Tenise can help you organize the search and landlord questions; only the housing authority determines your assistance and approves a unit.

HAPGC standards are effective January 1, 2026. Confirm the live schedule and procedures before acting.
