Moving to Prince George’s County with a Section 8 voucher

If you already have a Housing Choice Voucher and want to move to Prince George’s County, start with your current housing authority. It will confirm whether you need a local move request or portability and what must be approved before you move. HAPGC’s rules, ZIP-based standards and inspection process apply to homes it reviews.

First, find out whether you need portability

A move within the same housing authority’s jurisdiction may follow that agency’s regular move procedure. Moving to a different authority’s area usually involves portability. Do not assume you can transfer a voucher by applying directly to the new county, and do not give notice or sign a lease until your current authority explains the dates and sequence for your case.

HAPGC says an incoming participant should contact their current caseworker to determine portability eligibility and have that agency send the portability packet to HAPGC. HAPGC currently describes an initial eligibility rule tied to whether a participant lived or worked in Prince George’s County at the initial interview; because eligibility depends on the case and the issuing agency’s rules, confirm it directly before making plans.

Step 1: Talk to your current housing authority

Ask whether the move is local or a portability request, whether you are eligible to move now, what notice and forms are required, and when the packet must be sent. Get the move date, voucher deadline, household size, bedroom eligibility and any conditions in writing. Moving deadlines can be specific to your voucher; ask about extensions before a deadline passes.

Step 2: Check the home by ZIP, bedroom and utilities

HAPGC publishes payment standards by ZIP code and voucher bedroom size. The published maximum includes rent and utilities. The actual rent decision also depends on utility responsibilities, household contribution and the agency’s rent-reasonableness review. A ZIP-code figure is a planning reference, not an amount that HAPGC promises to pay or a rent cap that approves a specific home.

Step 3: Confirm the packet and timing before you commit

For moves handled by HAPGC, the County lists the Request for Tenancy Approval, an unsigned copy of the proposed lease, proof of paid utilities at the current unit and written 30-day notice among the documents used to process an inspection request. The exact documents and timing may differ for portability or another authority. Ask the caseworker what to submit and how.

Step 4: Allow for rent review, licensing and inspection

HAPGC schedules a Housing Quality Standards inspection and prepares a rent-reasonableness comparison. The owner must provide the required Prince George’s County rental license for the prospective home. If repairs are needed, the authority can require a re-inspection. Wait for the authority to approve the rent and unit and tell you the move may proceed before signing a final lease or moving in.

Some cities in Prince George’s County administer rental licensing outside the County’s process. A property’s mailing city can differ from the municipality with jurisdiction, so owners should verify the full address and license requirements with the County or municipality. Common questions about moving with a voucher

Can I move to Prince George’s County from another county or state?

Possibly, through portability if you meet the requirements. Contact the authority that issued your voucher first. It coordinates with the receiving authority, and the receiving agency explains its local process.

How much will Section 8 pay in PG County?

There is no single countywide amount for every household or home. HAPGC publishes standards by ZIP code and bedroom size; utilities, rent reasonableness, household circumstances and unit approval also matter. Ask HAPGC to review the exact address and proposed rent.

Are the homes on HAPGC’s unit list already approved?

No. HAPGC says its convenience listings may not include every available home and the listed units have not been pre-approved. A selected unit still needs the authority’s review and inspection.

Can a real estate professional transfer or approve my voucher?

No. Tenise can help organize a search and communicate with prospective owners. Only the housing authority decides portability, voucher payment, rent approval and whether the unit meets program requirements.

Do not send a Social Security number, voucher ID, full financial records or screening reports through a website inquiry form. Use the housing authority’s official process for sensitive program documents.
